A mixed-use building converted through C3 to a C4 HMO — a fully occupied 6-bed, 6-ensuite scheme, with surplus land now feeding our next development.
We purchased a mixed-use property in Farnborough — previously operating as a radio repair business on the ground floor with a residential flat above. Using our own funds alongside private investor finance, we secured planning permission to convert the building to C3 residential use, and subsequently to a C4 HMO.
The property was fully redeveloped into a high-quality 6-bed 6-ensuite HMO, offering spacious rooms, modern design, and a premium living environment for local professionals. The building is now fully occupied, delivering strong and consistent cash flow to the business.
After completing the works, we refinanced the property, allowing us to return capital to the business and paid out the loan to our investor partner. In addition, the site included surplus land, which now forms part of our next development phase, where we are actively pursuing planning permission for a brand-new residential dwelling to further expand our portfolio of serviced accommodations.
