Do you need planning permission to render your house?

Most UK homeowners do not need planning permission to render — like-for-like re-rendering falls under permitted development. You DO need consent for listed buildings (always), conservation areas with Article 4 directions, flats, and where external wall insulation changes the building line or appearance.
The permitted-development baseline
Rendering an ordinary house in a material 'similar in appearance' to the existing exterior is permitted development in England — no application needed. That covers most re-renders and colour-consistent system upgrades.
Where you must check first
Listed buildings always need listed building consent — rendering over historic fabric without it is a criminal offence. Conservation areas (Farnham and Guildford both have large ones) may carry Article 4 directions removing permitted development rights. Flats and maisonettes have no permitted development rights at all. And EWI that thickens walls beyond the original building line can need approval.
Building regulations are separate — and often apply
Re-rendering more than 25% of a wall triggers Part L: the wall may need to meet current thermal standards, which is one reason EWI and re-rendering are so often combined. We handle building-control notification where it applies.
